We have been in the real estate brokerage, project development, and management business since 1985 and pride ourselves as the trusted managers to our institutional corporations, including pension funds advisors and individual property owners. We are leaders in our local, regional, and state real estate market and the property and asset management community. We are active community members and stay current on the latest property management industry trends. We are very active in reviewing recent publishing research articles and methods, including using Artificial intelligence (AI) extensive data to formulate management, modeling, and forecasting solutions. As a full-service property and asset management company, our team manages all aspects of managing your rental(s) assets. We are skilled and experienced in solving problems that typically arise in rental properties, ensuring both owner and tenant satisfaction. We aim to use leadership, industry expertise, and outstanding service to exceed the expectations of all others engaged in Property and Asset Management and Leasing. We work closely with people relocating to the San Diego area, including international students, short-term rentals through insurance companies, military, housing for corporate executives, and vacation rentals.

Jennifer Mitchell >> Asset and Property Manager for Deuel International Group Inc. (DIG)

Work Experience

Over the last 16 years, as Vice President of DIG’s Property and Asset Management Group (DIGM). Ms. Mitchell is involved in the asset management of DIG’s projects in California and Hawaii. See the list of DIG’s projects. Ms. Mitchell became the Asset Manager of The Financial Center, a four-story office building containing 120,000 square feet of general and medical office space. This project is an illiquid partnership comprising over 100 investors. Initially, DIG became the General Partner to take this project through Chapter 11 reorganization and a negotiated new refinance scheme. This project was repositioned in the marketplace and operated for ten years before being sold at substantial profits. For each DIG investment project handled by Ms. Mitchell, as Asset Manager, she was involved early in the acquisition process, evaluating the property’s physical condition, reviewing the existing leases, and, if appropriate, arranging for a transition to a new property manager. Ms. Mitchell’s responsibilities included but were not necessarily limited to:

  • Create annual operating and capital plans and monitor financial performance.
  • Select and manage local third-party property managers and leasing mains. DIG seeks to select the best third-party property managers and leasing mains within each market. The asset manager retains ultimate decision-making control at the asset level through the approval of annual budgets, leases, and capital expenditures
  • Oversee the detailed operation of each property with particular emphasis on leasing, tenant relations, preventive maintenance, fire­life safety systems, code compliance, environmental conditions, and energy conservation.
  • Ensure that a competitive position within the marketplace is maintained.
  • Conduct an annual hold/sell analysis to maximize returns to our clients.
  • Create and implement a strategic plan for the disposition of each property when appropriate.
  • Provide annual operational reports to all investors and handle all investor inquiries for information and documentation.
  • She coordinated the filling of all Federal and State Tax returns.
  • She coordinated all distributions of project cash flow to the Investors.

Mitchell is the President of MAIN-PM.com (formally DIG Property Management) and currently is the property manager for twelve residential properties and two office buildings. She is responsible for these facilities’ leasing, maintenance, budgeting, financial reporting, and taxes. In addition, she provides annual operational reports to all investors and quarterly reports and handles all investor inquiries for information and documentation.

Theodore Deuel

Theodore (Ted) Deuel, MBA, CCIM, CIPS, has over 35 years of experience in real estate brokerage sales/leasing/US and international investment/financial analysis of all types of commercial properties. Mr. Deuel is disciplined in business/project planning, commercial sales and leasing, property development, mortgage origination and banking, business acquisition, and equity and debt joint ventures. Mr. Deuel was an executive/real estate pension fund manager for a series of blind-poll real estate investment funds owned by corporate employee benefits plans, state and government pension plans, and Taft Hartley plans.

Ted is a developer of commercial real estate projects, including regional and neighborhood shopping centers, industrial parks and buildings, multi-residential/apartments, and office parks and buildings. Mr. Deuel is a specialist in real property workouts, bankruptcy, and Chapter 11 reorganization of real property corporations. As the CEO, CFO, Director of Operations, and Program/Project Manager, Mr. Deuel has had the Profit and Loss responsibility for a series of startup and small-cap companies in real estate brokerage, property/portfolio management, investment, syndications, and project development and consulting. Since 1990, Mr. Deuel has been President of Deuel International Group, Inc., a full-service commercial real estate services company.

  • Before his current role, he was leading the prepaid and travel payments group of American Express International as Vice President & GM of Japan and Asia Pacific for 9 years, followed by his role of Alliances/Partnerships as Director of the Consumer group of American Express. He also played a sponsorship role of the Diversity and Inclusion committee to inspire the company's engagement & inclusion culture.

Before joining American Express in 2000, he worked for Recruit Cosmos Co., a Leading Japanese developer, as Head of Real Estate Workout Services in Tokyo and for Recruit Cosmos USA as VP/CFO in Los Angeles. In this business, Recruit Cosmos has strategic alliances with Deuel International Group for 10+ years.

Nicole Fierst

Nicole has over 10 years as the Controller of Deuel International Group, Inc., Realty International Group, LLC of Hawaii, and MAIN. Nicole is currently accountable for MAIN’s accounting operations, including the production of financial reports, maintenance of the property management system of accounting records, supervision of accounting personnel, maintenance of a comprehensive set of controls designed to mitigate risk, enhance the accuracy of the Company’s reported results, and ensure that reported results comply with general accepted accounting principles, GAP. Nicole is responsible for maintaining the documented systems of accounting procedures, overseeing the operations of the accounting department, including all property management accounts, and overseeing the operations of subsidiary corporations / LLCs, including control systems, transaction-processing operations, and policies and procedures.

Corey Mitchell

Work Experience

10+ years’ experience in maintenance management role responsible for the overall maintenance and customer service of Real Estate properties.

  • Responsible for the make-ready of all company’s property units for new move-ins and repairs for move-outs. Set up a system to take care of emergencies/on-call.
  • Oversee installation, repairs, and upkeep of the company’s property, including mechanical systems, appliances, structures, buildings, roofs, machinery, electrical, heating, plumbing and air-conditioning work, painting, and drywall repair.
  • Schedule, train, supervise, and motivate employees for the company’s maintenance department.

Jack Runke

I have been in public accounting since 1982 and received my CPA license in 1984. In January 1990, I began my own practice in Encino, California, with my partner, Surinder Singh. We operated under the name of Runke & Singh, Certified Public Accountants, until 2017 when we decided to practice as individual firms. I have a variety of clients in Orange and San Diego County, including wholesale distributors in electronics, real estate, franchise restaurant chains, auto dealerships, and construction contractors. My engagements with them have ranged from day-to-day accounting, government compliance, tax preparation, audits, reviews, compilations, projections, foreign entities, management, internal control, and consulting work. I have been the CPA for Deuel International, Group, Inc. and its subsidiary companies since 1990.
